Life in Argyle, Texas: A Family's Guide to Small-Town Living Near Fort Worth

"We're looking at Argyle for the schools and the small-town feel. Is it still that kind of place, or has growth changed everything?"

I hear that from families relocating to Denton County, and I hear a version of it from owners too: "Will renters want to live in Argyle long-term?" Argyle sits in Denton County with easy access to Denton, Fort Worth and Dallas, and it still sells the thing people say they want when they leave the bigger cities: quiet streets, strong schools and a town that knows its name. Here's my local read on life in Argyle, and what it means if you own a rental there.

The Short Answer

Argyle is a fast-growing Denton County town that still feels small, with high homeownership, highly educated households and a school district that keeps setting enrollment records. The U.S. Census Bureau estimates Argyle had 6,372 residents as of July 1, 2025, up from an April 1, 2020 estimates base of 4,399 — a change of about 44.9% (Census QuickFacts). The Town of Argyle describes itself as a small-town atmosphere with first-class style and close proximity to Denton, Fort Worth and Dallas. That mix is exactly why relocators and rental owners keep asking about it.

A Town That's Growing Without Losing Its Feel

Argyle is still compact enough that you notice the community events on the town calendar, but the numbers show how quickly the map has filled in.

  • Population surge: Roughly 45% growth from the 2020 Census base to the July 2025 estimate puts Argyle among the faster-growing small towns in North Texas (Census QuickFacts).
  • High ownership, high incomes: Census QuickFacts for 2020–2024 show a median household income of $181,352, an owner-occupied housing rate of 92.3%, a median home value of $695,300, and 64.0% of adults 25 and older with a bachelor's degree or higher. Mean travel time to work is 36.4 minutes.
  • Location without the big-city noise: Town Hall is at 308 Denton Street E, Argyle, TX 76226. From there you're close to Roanoke, Northlake, Keller, Justin, Haslet and Flower Mound — and a reasonable drive into Fort Worth or Dallas for work and weekends.

For renters, that profile usually means well-kept neighborhoods and neighbors who stay put. For owners, it means demand is real, but true rental comps can be thin because so many homes are owner-occupied.

Schools: Argyle ISD Is a Big Reason People Move Here

Ask almost any family why they picked Argyle and schools come up in the first sentence.

  • Record enrollment: Argyle ISD enrolled about 6,601 PK–12 students in 2025/26 across 7 campuses — a record high (Texas Tribune Schools Explorer).
  • Fast district growth: District demographer reporting cited by the district shows enrollment grew roughly 73.9% over five years (about 2020–2025), which is why campus capacity and bond conversations stay front and center for local families.
  • Confirm the zone: Boundaries and feeder patterns shift as the district grows. Before you buy or list a home, confirm the zoned campuses with Argyle ISD for that specific address.

Strong schools don't just help families. They help rental marketing. When we talk about an Argyle home, we talk about the district and the commute, not only square footage.

Parks, Trails and Everyday Outdoor Life

Argyle's outdoor life is less "downtown strip" and more neighborhood parks, youth sports and evening walks. The town's standout public park is Unity Park at 135 Crawford Road:

  • Baseball complex: Three fields, a batting cage and a renovated concession stand.
  • Soccer and open play: Several soccer fields for practices and weekend games.
  • 1.25-mile jogging path: The path runs along a creek with nature kiosks and benches — a popular loop for evening walks.
  • Pavilion and green space: More than four acres with a covered pavilion (with electricity) that locals reserve for gatherings through the Argyle Youth Sports Association.

Nearby master-planned areas like Canyon Falls also draw walkers and cyclists from Argyle, Northlake and Flower Mound for paved trail time. For most Argyle families, though, Unity Park and the local fields are the weeknight default.

Weekends and Community Events

If you want to feel the town, check the Town of Argyle homepage calendar. As of this writing, two near-term highlights stand out:

  • Argyle Arbor Day and Birthday Bash: Saturday, November 7, 2026 — a classic small-town Saturday that mixes trees, community and celebration.
  • Golden Ager's Bingo: Thursday, November 12, 2026 — the kind of recurring gathering that tells you the town still makes room for every generation.

Times and details can change, so confirm on the town site before you go. The point for relocators and owners is the same: Argyle still puts community events on the public calendar, and residents show up.

Why This Matters if You Own a Rental in Argyle

A community guide might seem like an odd thing for a property manager to write. But what families do on a weeknight is a big part of why they choose a town, and why they renew. Here's what I'd keep in mind as an Argyle owner:

  • Lifestyle sells the listing: When we market an Argyle rental, we highlight Argyle ISD, Unity Park, the small-town calendar and the drive to Fort Worth and Dallas — not just finishes and square footage.
  • High ownership means careful pricing: With owner-occupancy around 92%, rental comps are thinner than in bigger suburbs. Price against true local comps, not a broad DFW average, or you'll sit vacant or leave money on the table.
  • Screen every applicant the same way: Strong demand does not mean you take the first application. Use written criteria every time. Our tenant screening process is built around that.
  • Maintenance keeps renewals: Good residents stay when repairs get handled quickly. Reliable maintenance coordination matters as much as curb appeal.
  • Know HOA and leasing rules: Many Argyle-area neighborhoods have HOA leasing limits. Confirm them before you list.
