RENTAL REQUIREMENTS

EQUAL HOUSING STATEMENT

Salsberry Property Management is an equal housing provider. We do not discriminate on the basis of race, color, national origin, religion, sex, familial status, disability, or any other protected class. All applications are evaluated using the objective criteria below, applied consistently to every applicant.

WHO MUST APPLY

All persons 18 years of age or older who will reside in the property must submit a separate application and fee. Applications are processed in the order received.

Application Fee: $50 per adult applicant (non-refundable once screening has begun — Texas Property Code Section 92.3515).

INCOME REQUIREMENTS

Combined gross monthly income must equal at least 3x the monthly rent.

Accepted documentation: pay stubs, tax returns (self-employed), award letters (SSI/disability/pension), court documentation (child support/alimony). All income must be verifiable.

CREDIT REQUIREMENTS

620 or above: Standard approval

580-619: Conditional — may require additional deposit or co-signer

Below 580: Denial

Outstanding debt to any prior landlord: Automatic denial regardless of score

Active bankruptcies: Denial. Discharged bankruptcies 2+ years old considered on a case-by-case basis.

If a credit report factors into a denial, applicants receive an Adverse Action Notice per the federal Fair Credit Reporting Act.

RENTAL HISTORY

3 years of verifiable rental history required. Grounds for denial:

  • Any eviction judgment within the past 5 years
  • Unpaid balances owed to any prior landlord
  • Two or more documented lease violations in the past 3 years
  • Verified history of property damage beyond normal wear and tear

First-time renters may be approved with a qualified co-signer and/or additional deposit.

CRIMINAL BACKGROUND

A background check will be conducted on each adult applicant. We conduct an individualized assessment. Automatic denials:

  • Current listing on any state or federal sex offender registry
  • Any conviction for manufacturing or distributing methamphetamine on residential property

For all other criminal history, we consider: nature/severity of offense, time elapsed, evidence of rehabilitation, and risk to the property or community.

PENDING LEGAL PROCEEDINGS — REQUIRED DISCLOSURE

All applicants must disclose any pending criminal charges or active legal proceedings at the time of application, including:

  • Criminal charges filed but not yet adjudicated
  • Matters currently before any court (civil or criminal)
  • Protective or restraining orders currently in effect against the applicant

Failure to disclose pending legal proceedings is grounds for immediate denial or, if discovered after move-in, lease termination. Pending charges involving violent crimes, crimes against children, or sexual offenses will be weighted heavily in our review and will in most cases result in denial.

Note: We understand pending charges are not convictions and conduct an individualized review of all disclosed information. However, transparency is required, and misrepresentation on the application is an independent ground for denial.

OCCUPANCY STANDARDS

Limited to 2 persons per bedroom, consistent with HUD guidelines.

PET POLICY

Pet policies vary by property and are disclosed in each listing. Service animals and emotional support animals are evaluated in accordance with the Fair Housing Act and are not subject to pet restrictions.

CO-SIGNER POLICY

Co-signers must have: gross monthly income of 5x the monthly rent, credit score of 680+, no eviction history, and must complete a full application and sign the lease.

DECISION TIMELINE

Applicants will be notified of approval or denial within 7 days of receiving a complete application (Texas Property Code Section 92.3515).
