Applying & Leasing

How do I apply?
Visit www.salsberrypropertymanagement.com → Search Rentals → Select a home → Apply Now
Application fee: $50 per adult applicant.

What do you check?
- Income (typically 3x rent, flexible w/ low credit history)
- Background check
- Credit check
- Eviction history

Do you accept applicants with past felonies?
Yes — reviewed case-by-case based on time passed and circumstances. We believe in second chances.
Minimum credit score? 620+ preferred, but we evaluate the whole story — not just a number. Co-signers allowed.
Approval time: Usually within 24 hours

Pets & ESAs

Pets allowed?
Yes — we judge the dog, not the breed
Pet deposit: $300 refundable
ESAs: Accepted with documentation (no pet fee)

Move-In Process
- Deposit = one month’s rent (due at lease signing)
- First month’s rent due before keys
- Must move in within 45 days
- Move-in instructions sent 1 week prior
- Keys via manager meeting or lockbox code (spare keys & garage remote in kitchen drawer)

Move-in inspection
Sent via Z-Inspector — 7 days to submit with photos

Move-Out Process
- Return home same condition minus normal wear & tear
- Access via lockbox or back door (lockbox provided 7 days prior)
- Move-out inspection: within 3 business days
- Deposit returned: within 30 days w/ forwarding address

Rent & Payments
Where to pay: Rentvine tenant portal
Preferred method: ACH / e-check (Credit card fee ~3.5%)Rent due: 1st
Late after: 3rd
Typical late fee: $50 + $25/day (refer to lease)Partial payments: ❌ Not accepted
Roommate payments: ✅ Yes, but must be submitted togetherDeclined payments: Must be resubmitted immediately

Maintenance Requests
Submit: Tenant portal
Triage: Vendoroo assistant handles firstEmergency examples:
- Active water leak
- A/C outage in extreme weather

Tenant Responsibilities
✅ Light bulbs
✅ Air filters
✅ Smoke detector batteries

✅ Lawn care (unless listing says otherwise)

Utilities
- Must show proof before move-in
- Electric / Internet: contact Matt
- Water: city service
- HOA dues: paid by owner

Lease Changes
Lease renewal: Contact Matt or Parker
Adding/Removing tenants:
- New tenants must apply
- Remaining must re-qualify
Subleasing: ❌ Not permitted
Breaking lease:
- Deposit forfeited
- Rent due until re-rented
- Tenant responsible for make-ready costs

Owner Payments
- Owner draws paid 1–3 business days after tenant payment
- Posted to owner ~2 business days later
- Monthly financial statements
- Annual tax forms provided
