How the AllianceTexas Corridor Shapes Rental Demand in Haslet, Justin and Northlake

"Why did my house in Northlake rent so fast, when a friend's place across town sat for a month?"

I hear some version of that from owners in Haslet, Justin and Northlake all the time. A big part of the answer sits just down the road: AllianceTexas, the 27,000-acre business and airport development on the far north side of Fort Worth. If you own a rental in these towns, the jobs at Alliance shape who calls about your home, what they need from it, and how you should price and lease it.

Here's my ground-level read on how the Alliance corridor drives rental demand in Haslet, Justin and Northlake, and what I'd do about it as an owner.

The Short Answer

AllianceTexas is one of the largest job centers in North Texas, and it keeps adding jobs. The towns around it are growing faster than almost anywhere else in DFW. Put those together and you get a steady stream of working households who need a place to live now, often before they're ready to buy. For owners, that means strong demand. It also means tenants who compare homes carefully and expect a well-run rental.

What AllianceTexas Actually Is

Hillwood's development includes Perot Field Fort Worth Alliance Airport, industrial and business parks, Alliance Town Center and several residential communities. It stretches from Fort Worth north toward Denton, and from Haslet east to Westlake. According to Insight Research Corporation's annual economic impact report for AllianceTexas (2025 report):

  • 602 companies now operate there.
  • 73,134 direct jobs are supported there, up from 66,269 a year earlier (Hillwood, February 2025). That's close to 7,000 more jobs in one year.
  • $12.9 billion in economic impact was generated in 2025 alone.
  • About 15,440 homes were forecast to be completed within the development through 2025.

Hillwood names Amazon, FedEx, BNSF Railway, Meta, Charles Schwab, Fidelity Investments, Deloitte and UPS among the employers there. The growth keeps coming. The Fort Worth Report covered Wistron's $761 million AI supercomputing facility (800 jobs), Embraer's new aircraft maintenance facility at the airport (250 aviation jobs) and the SGS Studios production campus where "Landman" films.

The Population Numbers Behind the Demand

Jobs bring people, and the towns closest to Alliance have grown fast. Here are the U.S. Census Bureau's estimates from the April 2020 base to July 1, 2025 (Census city and town population estimates):

  • Haslet: from 1,975 to 5,267 residents, up about 167%.
  • Northlake: from 5,238 to 12,036, up about 130%.
  • Justin: from 4,399 to 7,285, up about 66%.

For comparison, the city of Fort Worth grew about 12% over the same stretch, and that's a fast-growing big city. The Alliance report also notes that development in Justin has only recently started, so I expect that town's story is just getting going.

Who Is Calling About Your Rental

This part comes from what I see leasing homes in this corridor, not from a study. The applicants we see most often fall into a few groups:

  • Relocating professionals: They're transferring in for corporate, aviation or logistics jobs. Many want a year in the area before they pick a neighborhood to buy in.
  • Commute-focused households: When one or both adults work at Alliance, being close to I-35W and State Highway 114 matters more than an extra bedroom across the county.
  • Families picking a school district: Northwest ISD serves much of this area, and many families want to be in the district before school starts.
  • Households between homes: Some are selling elsewhere or waiting on new construction, and they need a quality rental in the meantime.

What these groups have in common is that they tend to be employed, they move on a deadline, and they're comparing your home against plenty of newer ones.

How I'd Position a Rental in Haslet, Justin or Northlake

  • Price off corridor comps, not county averages: A Northlake home competes with homes in Northlake, Haslet, Justin and nearby north Fort Worth, many of them only a few years old. Price from recent leases of similar homes nearby, and adjust quickly if showings are slow.
  • Know your HOA and district costs: Many homes here are in master-planned communities with HOA leasing rules, and some sit in special taxing districts. The Alliance report lists districts such as Northlake PID #1, Northlake MMD #3 and Denton County MUD 2B. Check the HOA's lease rules before you list, and build those taxes into your numbers.
  • Be ready for a fast start: Relocating tenants often need a move-in date within a few weeks. A clean, finished home with online applications and quick showings wins them over a home that's "almost ready."
  • Put your screening criteria in writing: Under Texas Property Code § 92.3515, a landlord has to make printed tenant selection criteria available when an applicant gets the application, with a signed acknowledgment. If you skip that and then reject the applicant, you have to refund the application fee and any deposit. Applying the same written criteria to everyone also helps keep you on the right side of the Texas Fair Housing Act. Our tenant screening process is built around exactly that.
  • Track builder warranties on newer homes: If your home is only a year or two old, know which warranty items are still covered so a tenant's repair request goes to the builder instead of your wallet.

The Property Management Angle

Strong demand makes it easy to think a home will lease itself. It usually will, eventually. The difference is in how fast it leases, who you end up with and what it nets you. That's where a local manager earns the fee. We've leased more than 500 homes, average about 12 days on market, and have earned 70+ five-star reviews. Between Parker and me, we bring 22+ years of combined property management experience.

Our pricing is simple: an 8% monthly management fee and a leasing fee of 50% of the first month's rent, with no onboarding fee and no renewal fee. Our agreements are month-to-month, and if we placed the tenant, we handle an eviction for free.
